After Hurricane Katrina, I was enticed to travel to Mississippi to assess the real estate market and the condition of the overall economy.  In 2001, I personally witnessed the September 11th terrorist attacks in New York City, and thought that I would never again see destruction quite like it again in my life.  Fast forward to several years later.  After Katrina I was National Sales Director and Construction Advisor to one of the largest privately held construction lenders in the country.  With extensive knowledge in several different concepts of construction, finance structure, and detailed market analysis, my goal was to find a way to participate in the revitalization and rebuilding efforts of the Mississippi Gulf Coast, and also to extend our financing products to builders who were starting to feel the constriction of the lending industry, in order to achieve a quick solution to the affordable housing crisis.

Arriving in Biloxi in December of 2005, the same month the Go Zone was introduced by Congress, I saw a drastic need for repair.  Infrastructure, debris, and landscape were just some of the factors left in the wake of Katrina.  Immediately after the Go Zone Opportunity Zone Act was introduced, there was a real estate frenzy for that holy grail of tax incentives.  With prices all over the map, I felt that the risk factor was superceding the good opportunity that was created.  In one area of Hancock County, prices quickly reached in the mid teens.  When putting together the numbers, the pro forma would just not pencil the way I wanted them to.  At the time, the only way I would proceed in putting my own money out there, let alone, the money of my clientele, was to have a unit with a 5 year sustainable rental rate.  Factoring the median income versus housing prices, Gross Rent Multipliers, etc., I put this in conjunction with businesses re-opening and additional employers breaking ground on new buildings.  Think about it; In 2006, there was a glaring need for homes, however, very few people could afford the rent.  Some had not received their government assistance yet, and others were out of a job and did not have a steady income.  Thus, the good people of Mississippi were forced into living in FEMA's temporary homes, which were nothing but single-wide trailers.

Today is a new day.  As our team is putting continuous efforts to construction, we also pride ourselves on our vast knowledge we have learned from FEMA and the local community leaders, most who have become our personal friends.
