CBS or Concrete Homes.  Concrete is obviously a bit stronger than all other concepts of construction, however, on either stick built or concrete, the quality of construction is never compromised.  Although it is tough to elevate over just a few feet, we elevate the lot we build with extra landfill to comply with FEMA suggested Base Flood Elevations.  Additionally, there is a larger insurance premium discount for concrete construction.  With the highly expected insurance discounts set for 2008-2009, we feel that both concepts make local tremendous local sense, giving the investor the most advantageous options available on the Gulf Coast.





We have recently been approved to meet the Semi-Wind Resistive rates which allows for a 55% reduction in wind insurance, a discount of about $1000 off of your normal policy.  We are only one of very few builders on the coast to have approved engineering for the discount

Why Elevated Foundation Exceeding Local Requirements is Critical
After Hurricane Katrina, FEMA performed a critical analysis of the Gulf Coast and made recommended adjustments to the Base Flood Elevation that was currently in place.  Known as the Advisory Base Flood Elevation (ABFE), the ABFE exceeds the current requirement of your base floor.  For instance, today in Bayside Park, builders are allowed to build on slab, if the slab is 17 inches above the street grade.  This is approximately 3 feet shy of the ABFE.  It is also highly anticipated that the local counties will adopt new Base Flood Elevations.  We are currently proactive to adjusting our engineering of our construction and build everything to speculated future revisions.  This will give the real estate investor "peace of mind" in knowing that if/when this is adopted, the home will not be at risk to the negative impact of insurance premiums. 

Unfortunately, many builders currently ignore this.  In our opinion, ignoring this on our end would be negligent in looking out for your exit strategy potential on the real estate.
